The Istrian home you leave behind
How to choose a holiday home that still works when you are away: maintenance, access, trusted help and the first hour back.

Imagine leaving Istria on a Sunday evening and returning some months later. The question is not only whether you love the home while you are there. It is what happens while no one is looking at it.
01 — Count the things that continue without you
A garden still grows; exterior surfaces face sun and weather; equipment may need attention. A large home with a pool offers a different routine from an apartment in a managed building. Neither is automatically easier: the apartment may involve shared decisions and regular charges, while the house puts more upkeep directly in your hands.
Ask for a realistic list of routine tasks, who does them and how often. Include the spaces outside the photographs: storage, shutters, outdoor taps, paths and the last stretch of access road.
02 — Plan for a problem, not just a perfect arrival
If someone spots a leak or a damaged shutter while you are away, who can get in? Decide how keys are held, who may arrange a visit, how you want to be contacted and which expenses require your approval. A local person or service with a clear role is more useful than a vague promise that somebody nearby will help.
Consider mobile signal and internet if you rely on remote access, but do not let an app replace a person who can check what actually happened.
03 — Test your first hour back
Picture arriving after dark in a quiet month: parking, unlocking, lights, warmth, water and the nearest open shop. The best holiday home for frequent short visits may be the one that is easy to enter and enjoy immediately, even if it has fewer dramatic features.
Ask what the area feels like outside summer and how the home is prepared before you arrive. Then compare the time you want to spend there with the time its care could require.
Choose the amount of home you want to own on the days you are away, as well as on the days you are there.
